When you find a property you would like to rent, we will ask you and all prospective tenants over 18 years of age to complete an application form. The rental of the property is subject to contract and subject to set minimum standards of income, credit checking and referencing.
To check you meet the affordability requirements please follow this formula:
Yearly Gross Income x 0.40 = Result A, then Monthly Rent x 12 =Result B. Result A should be equal or greater than result B. If this is not the case then you will require a guarantor, who must satisfy the above affordability formula .
We will require credit and referencing fees (we do not charge agency or admin fees) and a £100 ‘Good Faith’ payment per person 18 years or older who will be living at the proposed rental address as outlined in our published fees in the link below in order to proceed with the application.
If another party is also interested you and the landlord will be informed. If you have paid fees and are unsuccessful then refunds will apply as per our published fees. Some aspects of our fees are non-refundable – details of this can be found in the breakdown of fees in the provided link, if you have problems accessing this information we can furnish you with our fee schedule on demand by post, email or in person.

If you have an issue that is an emergency and cannot wait until our office is open, then please use the preferred contractors list given to you by our agency. If you do not have a preferred contractors list then call a contractor and advise them that you only want the minimum work necessary to make SAFE. If the work is part of the landlord responsibilities then the cost will be covered, however if the problem arose due to you or your guests action or inaction then you the tenant will be liable. If the problem could have waited until a week day and reasonable hour but was instead instructed out of hours then you will be responsible for the costs over and above the daytime/weekday rate.Thank you for your consideration in this matter.
